The refurbishment of the historic Australis Nathan building at Britomart required the natural timber ceiling to meet fire compliance using a clear intumescent coating.
Fire Engineers, Holmes Fire, had a brief to retain the natural features of the ceilings for the upmarket luxury retail, hospitality and office space development.
Zone Architectural Products was consulted to provide a solution for the Holmes performance-based design which involved sprinklers, an assessment of the timber strength and application of FireZone™ 42 to achieve sufficient fire separations within the building and achieve code compliance. The system is tested to BS476: Part 20 for 60 minutes.
The 5-coat, clear finish system was able to provide the necessary FRR upgrade for the timber beams. This saved valuable time, costs and waste for Hawkins Construction. Contract Coatings was engaged as the approved applicator for the project.
The project was judged Excellence and best in category for the Heritage and Adaptive Reuses Property Award, at the Property Council Awards.
